If you are searching for an Orlando mansion rental, you are probably planning a family reunion, a multi-family spring break or a trip with friends: 15, 20, maybe 25 people. These homes exist, they sit inside gated resorts near Disney World, and they come with their own rules. This guide is about the house itself. Organizing the group and splitting the bill is covered in how to plan a group trip to Orlando.
Are there 10 bedroom vacation rentals in Orlando?
Yes. Vacation home resorts in Kissimmee and Davenport have homes with 8 to 13 bedrooms, built for short term rentals. Encore Resort at Reunion, for example, offers homes with 4 to 13 bedrooms and publishes how many people each size sleeps:
| Encore Resort at Reunion Elite home | Sleeps | Size |
|---|---|---|
| 6 bedrooms | 14 | 2,800 to 3,310 sq ft |
| 8 bedrooms | 18 | 3,400 to 4,600 sq ft |
| 9 bedrooms | 20 | 4,606 sq ft |
| 11 bedrooms | 24 | 5,436 sq ft |
| 12 bedrooms | 26 | 6,200 to 6,400 sq ft |

Big homes are common in this area. According to AirROI, 51.1% of active listings in Davenport and 35.2% in Kissimmee have 5 or more bedrooms (data for August 2025 to July 2026). Why Davenport has so many large homes is explained in Davenport and ChampionsGate vacation rentals.
What does an 8+ bedroom Orlando vacation home usually have?
Almost always a private pool, several en suite bedrooms and at least one entertainment room beyond the living room. Everything else varies by home. For its larger homes, Encore lists a bigger private pool, a full kitchen, and a theater, a game room or both.
Features you will often see on listings this size:
- Game room with a pool table, foosball, air hockey or arcade machines.
- Home theater with a big screen and theater seating.
- More than one primary suite, with a king bed and a private bathroom, so each couple gets one.
- Pool with a spa or hot tub. Some homes add a slide.
- Themed bedrooms for the kids, explained in Orlando vacation homes with themed rooms.
Do not assume any of these from the bedroom count. Check the listing and the photos, item by item. “8 bedrooms” tells you the size of the house, not what is inside it.
What are the largest Orlando Best Place homes?
The largest Orlando Best Place home today (October 2026) has 8 bedrooms and sleeps 17. OBP does not have a home with 10 or more bedrooms. For groups larger than 17, the answer is two homes in the same resort. The largest ones, with listing data:
| Resort | City | Type | Bedrooms | Bathrooms | Sleeps |
|---|---|---|---|---|---|
| Bella Vida | Kissimmee | House | 8 | 5 | 17 |
| Champions Gate Resort | Davenport | House | 6 | 5 full, 1 half | 12 |
| The Cove at Storey Lake | Kissimmee | Townhome | 5 | 4 | 15 |
| Solara Resort | Kissimmee | House | 5 | 5 | 15 |
The 8 bedroom home at Bella Vida has two king suites, one downstairs and one upstairs. The other rooms are four queen bedrooms, one room with two twin beds and one with a full over twin bunk bed. The listing includes a private pool with optional heating for an extra fee, a grill, a ping pong table, an outdoor dining area and free parking on site. It has no game room and no themed bedrooms.
The 6 bedroom home in Champions Gate has three suites, a pool with a jacuzzi and two bedrooms that share a Jack-and-Jill bathroom.
How much does a large Orlando vacation home cost per person?
At Orlando Best Place homes with 5 or more bedrooms, the median nightly rate over the next 12 months is $212, before cleaning and taxes. With the home full, that works out to $14 per person per night.
For comparison, the per person median for 3 to 4 bedroom homes is $23. The table on this page shows all three sizes side by side and is recalculated every time the site updates. The per person figure assumes a full house. Put 12 people in a home that sleeps 17 and the cost per head goes up.
A mansion with a theater and a game room has its own pricing, which depends on the resort and the dates. Ask for a quote with the exact total, including cleaning and taxes, before splitting it between families.
How many people can stay in the home?
The limit is the maximum occupancy shown on the listing. For the 8 bedroom OBP home that is 17 people, and it is the ceiling for overnight guests.
Resorts also control who comes in. Encore, for example, says only guests on the primary guest list may stay and use the amenities. That covers the cousin who lives in Orlando and wants to spend the afternoon at the pool, so ask before you invite anyone. Also ask whether babies and toddlers count toward occupancy.
Where do you park the cars for a large group?
In a limited number of spaces. Resorts cap vehicles per home, and a big house does not mean unlimited parking. Windsor at Westside, for example, allows 5 vehicles for an 8 to 9 bedroom home and 4 for a 6 to 7 bedroom home, and visitor cars count toward the limit. Anything over the limit has to park off site.
That matters most if several families are driving down from Georgia or the Carolinas in their own cars. Other common rules:
- Street parking. Encore does not allow it. The Retreat at ChampionsGate does, with tires no more than 12 inches from the curb, never on grass or sidewalks.
- Charter buses. At the Retreat at ChampionsGate, buses go straight to the tennis court parking lot for pickup and drop off.
Before the third family commits to driving, confirm how many cars the home allows. Gate, parking and trash rules are covered in what are the rules at Orlando vacation home resorts.
Can you throw a party or host an event at a rental mansion?
Usually not. The home is for the guests on the booking, and resorts generally prohibit parties with outside guests. Encore notes that county noise rules require amplified sound to stop by 10 PM.
For a birthday, anniversary or reunion dinner, book the resort’s own event space. Encore offers a third floor terrace for up to 50 guests. Windsor at Westside rents a meeting room with at least 3 weeks’ notice. Florida law (section 509.141 of the Florida Statutes) also lets the operator remove a guest who disturbs the peace of other guests.
How do you plan groceries for 20 people?
Plan by meal, not by product. Twenty people for 7 days at three meals a day adds up to 420 meals. On park days, lunch either comes from the house or gets bought in the park, and that one decision changes the whole list.
- One big shop on arrival day and a restock midweek, so the fridge is not packed on day one.
- A cooking rotation by family: each one owns a dinner.
- A simple, repeat breakfast: bread, eggs, fruit, cereal and yogurt.
- Water and drinks by the case, because Orlando heat and 20 people empty a case fast.
- The grill, if the home has one, covers several dinners. Check whether there is a fee to use it.
Where to shop near the resorts is in where to buy groceries near Orlando vacation rentals.
In practice: before you book, send the manager three numbers: how many people will sleep in the house, how many cars are coming and how many suites the group needs. If a home does not work for all three, it is the wrong home, however good the theater room looks in photos.
Homes that sleep 10 or more are in vacation homes for large groups.
