This comparison was put together by Orlando Best Place, which is also a vacation rental manager in the area. That is why we follow one rule: we only include what each company publishes on its own website, linked in the source list and checked in October 2026. We don’t give ratings, we don’t use third party reviews and we don’t say which one is “the best”. Policies change, so always confirm on the company’s site before you book. If you represent one of these companies and see something out of date, email info@orlandobestplace.com and we will correct it.
How do you compare Orlando vacation rental companies?
Five questions separate a smooth trip from a surprise:
- Does the company manage the home or only list it? A manager handles cleaning, maintenance and support; a listing site passes your booking to the owner or another manager.
- Can you book and pay on the company’s own site? Or is it a quote by phone, a form or a third party platform?
- Who answers during your stay? When the AC quits at 11 p.m., you want a clear contact.
- Which fees are mandatory? Cleaning, damage protection, processing fees, resort fees and taxes. See Orlando vacation rental fees and taxes.
- What is the cancellation rule? Some sites show different rules on different pages. The one in your rental agreement counts.
To confirm a company exists and is active in Florida, search Sunbiz, the state’s official business registry. The full checklist is in how to avoid vacation rental scams in Orlando.

National companies and platforms
Vacasa (vacasa.com) is based in Portland, Oregon. On 10/06/2026 its regional pages showed 453 homes in Kissimmee and 353 in Davenport. Its terms say the site also offers homes from Casago franchisees and other independent managers, whose own cancellation rules apply. The company says it also lists on Airbnb, Vrbo and Booking.com. For Vacasa managed homes: full refund within 24 hours of booking; 30 or more days out, refund minus the booking fee; under 30 days, no refund.
Evolve (evolve.com) is based in Denver, Colorado, and showed 139 homes in Kissimmee and 110 in Davenport on 10/06/2026. It calls itself a “hybrid” manager that connects owners with local cleaning and support partners, or lets owners use their own. Payment by card, Apple Pay or Affirm. Fees include a guest service fee the company says ranges from 0% to 16%, cleaning and a damage protection fee covering up to $5,000 instead of a deposit. Most bookings can be canceled free within 48 hours; after that, the agreement says payments are nonrefundable unless checkout says otherwise.
Top Villas (thetopvillas.com) has a service center in Davenport. Top Villas LLC has been registered in Florida since 2011. The company says it does not manage the homes: it markets and books homes from owners and third party managers, who handle cleaning and maintenance. Its pages mention 3,500, 4,000 or 5,500+ homes in Orlando. Fees include a nonrefundable 20% to 50% deposit and mandatory accidental damage insurance. Under the standard rule, canceling forfeits the deposit and amounts paid; “Flex 30” homes allow a partial refund up to 30 days out.
Operators for Brazilian travelers
Four companies run Portuguese language sites for travelers from Brazil. Temporada em Orlando has had a Brazilian company registration since 2012, prices homes in Brazilian reais and asks for a 15% deposit. Casa na Disney belongs to Innovare Homes LLC, which says it has been registered in Florida since 2012 and manages more than 340 properties, 160 of them vacation rentals; on the home checked it listed $295 cleaning, a 5% booking fee and 13.5% taxes. Casas para Temporada na Disney is registered in Brazil as a travel agency since 2004 and books by quote, in reais. Home Disney (Holiday USA LLC) works through a catalog and WhatsApp and says it offers support in Portuguese, English and Spanish.
Manager, platform or agency: what’s the difference?
A manager takes the home from the owner and handles cleaning, maintenance, check-in and guest support. A booking platform lists homes from many owners and managers, as Top Villas says it does and as Vacasa does for part of its inventory. Evolve’s hybrid model handles listing and booking and connects owners with local partners. An agency connects travelers with homes, sometimes from partners. No model is wrong. What matters is knowing, before you pay, who answers when the pool heat or the AC stops working.

In practice: before you book with any company, including ours, ask for three things in writing: the final total with every fee, the cancellation rule for your booking and the contact who answers during your stay. If the answer is slow or incomplete before you pay, that tells you how it will go afterward.
