Vacation home vs hotel in Orlando: which is better?

Quick answer

For large families and groups, a vacation home usually costs less per person and gives you separate bedrooms, a kitchen and a pool. For up to 4 people on a short, Disney only trip, a Disney hotel can be worth more: 30 minute early park entry, Lightning Lane 7 days ahead, plus included transportation and park parking.

This comparison covers three options: a vacation home in a Kissimmee, Davenport or Orlando resort community, a room at a Disney Value or Moderate hotel (the two most affordable tiers), and a suite at an off-site hotel. If you are still deciding whether a home fits your kind of trip at all, start with is an Orlando vacation rental worth it?. Which is cheaper in Orlando, a vacation home or a hotel?

For 6 people or more, a vacation home usually costs less per person, because it replaces two or three rooms. For a family of 4, the gap is small and depends on the dates, and a Disney Value hotel can tie or win. The only honest comparison is the total for the stay, with fees, parking and food, divided by the number of people.

Three things skew a nightly rate comparison:

  1. The home’s cleaning fee. Charged once, it fades over a week and stings over three nights.
  2. Theme park parking. Off-site guests pay $35 per car per day for standard parking at Disney theme parks. Five Disney days with one car is $175. Disney hotel guests pay nothing.
  3. Mandatory fees. Since May 12, 2025, an FTC rule requires businesses offering short-term lodging, both hotel rooms and vacation rentals, to include the required fees they know about, such as resort fees, in the price they show upfront. Charges they cannot calculate in advance, like taxes, must be disclosed before you pay. Ask about parking either way.

What goes on a vacation home bill is in Orlando vacation rental fees and taxes, and price ranges through the year are in how much an Orlando vacation rental costs.

Example: family of 4, one week, five Disney days

Seven nights, one car, five Disney park days. For the off-site hotel, the reference is Orlando’s 2025 hotel average daily rate, $202.71, published by Visit Orlando. It covers all hotel categories. Disney prices rooms by date, so its column shows how to run the numbers.

ItemHome with 1 to 2 bedroomsDisney Value or ModerateOff-site hotel
Lodging, 7 nights7 × $139 (median for our homes this size)7 × the room rate for your dates on Disney’s site7 × $202.71 = $1,418.97 (2025 average)
One time feeCleaning, onceNoneResort fee, if any, already in the advertised price
Park parking, 5 days$175Included$175
BreakfastIn the home’s kitchenOut, every dayDepends on the hotel
TaxesYesYesYes

How to read it: add the home’s lodging, the cleaning fee and $175 of parking. If the Disney room for your dates costs less than that total divided by 7, the Disney hotel wins on lodging. Then weigh breakfast out every day and the lack of a second bedroom.

Driving down? The car is already in your budget. Flying in? Add the rental car and gas to the home column, since a Disney only family at a Disney hotel can skip the car. More in do you need a car in Orlando?.

What do you give up by staying outside a Disney hotel?

You give up four perks: 30 minute early park entry, early Lightning Lane purchases, free transportation and included theme park parking. They matter most to families doing only Disney.

  • Early Theme Park Entry. Disney hotel guests enter any of the four theme parks 30 minutes before opening, every day of the stay, including arrival and departure days. Disney says this continues through 2027. Not every attraction runs then.
  • Lightning Lane. Disney’s paid shorter line. Disney hotel guests can buy 7 days before their stay, for every day of it, up to 14 days. Everyone else buys 3 days ahead. Sales open at 7 a.m. Eastern.
  • Transportation. Free buses run from 45 minutes before park opening until one hour after closing, and some hotels add boats, the monorail or the Skyliner.
  • Parking. Disney hotel guests pay neither standard theme park parking nor hotel parking.

Two perks people often associate with Disney hotels do not apply to Value and Moderate. Extended Evening Theme Park Hours are only for Deluxe and Deluxe Villa guests and select hotels, and daily housekeeping is Deluxe only.

How to narrow the gap from a vacation home

  • Buy date-based tickets. Under Disney’s rules, guests with a date-based ticket can buy Lightning Lane 3 days before the ticket’s first day, for every day on it. It is not the 7 day window, but it covers the whole trip in one morning.
  • Know the partner hotels. Disney extends early entry to some hotels outside it, such as Drury Plaza Hotel Orlando Lake Buena Vista, Holiday Inn Orlando and Wyndham Lake Buena Vista. The full list is on Disney’s early entry page.
  • Split the stay. One or two Disney hotel nights on your busiest park days bring the perks on those days only.

Vacation home or hotel for a family with young kids?

For a family with young kids staying a week, a vacation home is usually more comfortable: the baby sleeps in another room, the kitchen handles bottles and snacks, and the pool becomes the afternoon plan. A Disney hotel wins on park logistics.

Naps are the deciding point. From a Disney hotel you ride back by bus or Skyliner. From a home you drive 10 to 25 minutes, but arrive at dark bedrooms, a living room and a pool to yourselves. In a single hotel room, while the kids sleep, the adults sit in the dark.

  • Car seats. With a rental car, rent seats or bring your own.
  • The private pool. It is the best part of the home and the biggest responsibility. Kids near a pool need an adult watching at all times.
  • Itinerary. Disney only, with a daily nap break: a hotel on the Skyliner or monorail keeps it simple. Disney plus Universal, SeaWorld and rest days: a home with a car gives more freedom.

Vacation home or hotel for large groups?

For two families or a group of 8 or more, a vacation home usually wins on price and on time together. At a hotel, the group is split across several rooms, sometimes in different buildings.

Example: group of 10, one week, five Disney days

Two families, seven nights. In the home, the group uses two cars. Standard rooms at hotels like Pop Century (Value) and Caribbean Beach (Moderate) sleep up to 4 adults, so 10 people need three rooms. The alternative is two Art of Animation Family Suites, which sleep up to 6 each.

ItemHome with 4 bedroomsDisney Value hotelOff-site hotel
Lodging per night$222 (median for our 3 to 4 bedroom homes)3 rooms, or 2 Family Suites, for your dates3 × $202.71 = $608.13 (2025 average)
Per person per night$23 with the home fullRoom rates divided by 10$60.81
Park parking, 5 days, 2 cars$350Included$350
One time feeCleaning, onceNoneResort fee, if any, on each room

The home’s per person figure assumes a full house. With fewer people, it goes up. Homes with 5 or more bedrooms are in the table on this page, and you can browse homes for large groups.

The honest case for the Disney hotel: with free transportation, the group can skip two rental cars, gas and parking. For a Disney only group fine with separate rooms, run that math with real dates.

The home also wins outside the table: one booking split by family instead of three reservations on three cards, and meals together. In return, the group respects the resort’s occupancy limit and quiet hours. Before you book, read how to avoid Orlando vacation rental scams.

In practice: run the numbers with your own dates. Open the home search with your real headcount, write down the final price with cleaning and taxes, and add $35 per Disney day for each car. On the other side, price the number of Disney rooms your group needs for the same dates. Divide both totals by the number of people. If the gap is small, decide by what you value more: the park perks or the space to be together.
