The price of a vacation home in the Orlando area comes down to three things: the size of the home, your travel dates and how many nights you stay. The table on this page covers the first one, using the 65 Orlando Best Place homes with published rates for the next 12 months. Every price for our homes in this article is the median nightly rate, before cleaning and taxes, and it updates on its own each time the site is rebuilt.
The median is the middle value: half the homes charge less and half charge more. It reflects a typical price better than the average, which a handful of very expensive homes can pull up.
How much is a 4 bedroom vacation home near Disney World?
At Orlando Best Place homes with 3 to 4 bedrooms, the median nightly rate over the next 12 months is $222, before cleaning and taxes. With every bed filled, that works out to $23 per person per night.
Our homes are in resorts in Kissimmee, Davenport and Orlando, close to Disney World and Universal. The “typical capacity” column in the table shows how many guests homes of that size sleep, and each home’s page lists its exact capacity. It is one of the most common sizes around here: in Kissimmee, 25.3% of short-term rental listings have 4 bedrooms, according to AirROI.
The figure in the table is a 12 month median. For your dates, the same home can cost less in a slow month or quite a bit more around Christmas and in midsummer. How much does a large vacation home for 10 or more people cost?
At Orlando Best Place homes with 5 or more bedrooms, the median nightly rate over the next 12 months is $212, before cleaning and taxes. With a full house, that comes to $14 per person per night.
Compare the per person numbers in the table: $14 in a home with 5 or more bedrooms, against $23 in a home with 3 to 4. The nightly rate of a big home is split across more people, and the per person figure is the one that matters when two or three families share the trip.
Large homes are common in this market. According to AirROI, 35.2% of Kissimmee listings and 51.1% of Davenport listings have 5 or more bedrooms. For reunions, team trips and multigenerational vacations, see vacation homes for large groups.
Do Orlando vacation rentals charge by the night or by the week?
By the night. The rate changes with the date, and your booking total adds up every night of your stay, plus cleaning and tax. Many homes have a minimum stay, which varies from home to home.
The average short-term rental stay is 5.7 nights in Kissimmee and 6.1 nights in Davenport, according to AirROI. That makes sense: the cleaning fee is charged once, so the more nights you stay, the less it weighs on each one.
Example: one week for a family of 6
This is an illustration built on market numbers, not the price of an Orlando Best Place home. It uses the Kissimmee average daily rate ($290) and the Kissimmee average cleaning fee ($259), both from AirROI for August 2025 to July 2026, and the 13.5% tax rate in Osceola County.
| Item | Math | Amount |
|---|---|---|
| Nightly rate | 7 nights × $290 | $2,030.00 |
| Cleaning fee | once per stay | $259.00 |
| Taxable subtotal | nights + cleaning | $2,289.00 |
| Osceola County tax | 13.5% × $2,289 | $309.02 |
| Total for the week | subtotal + tax | $2,598.02 |
| Per person, for the week | $2,598.02 ÷ 6 | $433.00 |
| Per person, per night | $433.00 ÷ 7 | $61.86 |
Notice that the tax also applies to the cleaning fee. Florida treats a mandatory cleaning fee as part of the rental, so it goes into the taxable amount.
The same week costs slightly more or less depending on the county the home is in:
| County | Tax | Total for the same week |
|---|---|---|
| Osceola (Kissimmee) | 13.5% | $2,598.02 |
| Orange (Orlando) | 12.5% | $2,575.13 |
| Polk (Davenport) | 12% | $2,563.68 |

If the family wants pool heat, add one more line. At $35 a day, the top of the range in our look at what pool heat costs in Orlando, that is $245 for 7 days plus $33.08 in Osceola tax, and the total climbs to $2,876.10.
Now run the same rate and cleaning fee over 3 nights, the kind of long weekend a family driving down from Atlanta or Charlotte might plan. $870 in nightly rates plus $259 for cleaning comes to $1,129 before tax. Cleaning becomes 23% of the bill, against 11% over a full week. Per night before tax, the short trip works out to $376, and the week to $327.
At Orlando Best Place, your quote shows the exact total for your dates, with cleaning and taxes, before you pay.
In practice: to compare homes, divide the total for the stay, with cleaning and tax, by the number of nights and the number of guests. That number, not the advertised nightly rate, tells you whether a home is pricey or a good deal for your group. If your dates are flexible, price out a longer stay too: the cleaning fee gets spread thinner.
What is included in the final price besides the nightly rate?
A cleaning fee and lodging tax, which runs from 12% to 13.5% in this area depending on the county. Some homes add a security deposit or a resort fee, and there are optional extras such as pool heat.
The headline price should already reflect the mandatory part. Since May 12, 2025, the Federal Trade Commission’s rule on unfair or deceptive fees, the rule it wrote against so-called junk fees, requires short-term lodging to show the total price with all mandatory fees as the most prominent price. That covers vacation rentals, including homes listed on booking platforms. The FTC’s own guidance uses a vacation rental cleaning fee as an example of a charge that must be in that total. Taxes can be left out of the headline number, as long as they are shown before you enter your payment details.
