Median nightly price of the 65 Orlando Best Place homes, before cleaning and taxes, calculated from our rate calendar on October 12, 2026. The exact price for your dates appears in the quote.
A cheap vacation rental in Orlando is rarely the one with the lowest nightly rate in the search results. It is the one that ends the trip with the lowest total per person. The tactics below work on any booking channel, Airbnb included, and they use real prices from the 65 Orlando Best Place homes. Every price for our homes in this article is the median nightly rate, before cleaning and taxes, and it updates on its own each time the site is rebuilt.
If you want the typical cost of a home by size, that answer lives in how much it costs to rent a vacation home in Orlando. This article covers something else: how to pay less.
How do you find a cheap Airbnb in Orlando?
Move your dates and your group size first, and the booking channel second. Those two levers change the bill the most. The table sums up seven tactics and the numbers behind each one.
| Tactic | Where you save | The data |
|---|---|---|
| Travel in the cheapest month | Nightly rate | October 2026: $104 a night. June 2027: $192 (median across Orlando Best Place homes) |
| Skip holiday weeks | Nightly rate | A monthly median blends quiet weeks with holiday weeks |
| Share a bigger home | Cost per person | $14 per person per night in homes with 5 or more bedrooms, $23 in 3 to 4 bedroom homes (full house) |
| Compare totals, not nightly rates | Surprises at checkout | 12% to 13.5% tax on nights, cleaning and mandatory fees |
| Stay longer | Cleaning cost per night | Median cleaning fee of $224 per stay in Kissimmee: about $75 a night over 3 nights and $32 over 7 |
| Book direct | Platform fee | Under Airbnb’s split fee, guests pay 14.1% to 16.5% of the subtotal |
| Look a few minutes farther out | Nightly rate, when there is a gap | 12 to 23 minutes to Magic Kingdom across the 17 resorts we measured |

What is the cheapest month to rent a vacation home in Orlando?
At Orlando Best Place homes, the cheapest of the next 12 months is October 2026, with a median of $104 a night. The most expensive is June 2027, at $192. Same homes, same bedrooms. Only the dates change.
The month by month table on this page lays out all 12 months side by side. Use the whole table, not just the top spot. If the cheapest month is too soon to plan around, look for the other months with a low median. They tend to fall while schools are in session, as the guide to Orlando’s peak and off season explains.
If your kids’ school calendar locks you into summer or spring break, the savings come from the other tactics on this list, especially sharing a bigger home and comparing totals.
Which weeks should you avoid to pay less?
Holiday weeks, even inside a cheap month. A monthly median mixes quiet weeks with peak ones. In December, for example, the first half of the month and the week between Christmas and New Year’s are priced very differently at our homes.
The weeks that push prices up the most:
- Christmas to New Year’s, when schools across the country are on winter break.
- Thanksgiving week. Thanksgiving falls on November 26 in 2026.
- Spring break and Easter, in March and April. Each school district picks its own week.
- Three-day weekends, such as Martin Luther King Jr. Day on January 18, 2027 and Presidents’ Day on February 15, 2027.
If you are driving down from Georgia or the Carolinas, you have an edge: no fares to rebook. Slide the trip a week before or after the holiday and price it again. The weeks with lighter park crowds usually line up with lower rates, and the week by week calendar is in the least crowded times at Orlando parks.
Is a bigger vacation home cheaper per person?
It can be, and it is one of the biggest savings for groups. At Orlando Best Place homes, with every bed filled, the median per person per night is $14 in homes with 5 or more bedrooms and $23 in homes with 3 to 4 bedrooms.
The reason is simple math. A bigger home sleeps more people, but the nightly rate does not rise in step with the number of beds. One kitchen, one living room, one pool and one game room get split among more people.
For two families, sharing one home brings another saving: one cleaning fee instead of two and, if you want it, one pool heat charge instead of two.
Two things to watch:
- The per person math only works with a full house. Every empty bed raises the cost for everyone else. Size the home to your real group, not the largest one available.
- Check the occupancy on the home’s page. What counts is the guest limit for that home, not how many people the beds could hold.
For groups, browse the vacation homes for large groups.
Is the lowest nightly rate the final price?
No. The total adds up the nights, the cleaning fee and lodging tax, and sometimes a security deposit, a resort fee (for the community clubhouse) and extras such as pool heat. A home with a lower nightly rate and a higher cleaning fee can cost more, especially on a short trip.
Lodging tax runs from 12% to 13.5% depending on the county the home sits in. It combines Florida’s 6% state sales tax, the county surtax and the county’s Tourist Development Tax. That comes to 13.5% in Osceola (Kissimmee), 12.5% in Orange (Orlando) and 12% in Polk (Davenport). Osceola County spells out that cleaning, resort fees and pool heat are taxable when they are mandatory.
Since May 12, 2025, the FTC rule on junk fees requires the most prominent price in a lodging ad to be the total with all mandatory fees. Taxes can be shown separately, but they must appear before you enter your payment details. Compare homes on that total. Each charge is broken down in Orlando vacation rental fees and taxes.
Is a longer stay cheaper?
Per night, it usually is, because the cleaning fee is charged once. In Kissimmee, the median cleaning fee is $224 per stay, according to AirROI. That works out to about $75 a night on a 3 night stay, $32 on a 7 night stay and $22 on a 10 night stay. Your trip total goes up, of course. What drops is the cost of each night.
Some homes also discount longer stays. On Airbnb, hosts can set a weekly discount for 7 nights or more and a monthly discount for 28 nights or more. Discounts of 10% or more show up in search results, and any discount shows in the listing’s price breakdown. Not every home offers one. When you book direct, ask whether there is a discount for your length of stay and check that it appears on the quote.
In practice: before you lock in dates, pick two or three non-holiday windows from the monthly table and get a quote for the same home in each one, with the same number of nights. Compare the totals with cleaning and tax. Then price the cheapest window with two or three extra nights and see how far the cost per night falls.
Is booking direct cheaper than Airbnb?
It can be, because a direct booking has no platform fee. Under Airbnb’s split fee, guests pay 14.1% to 16.5% of the subtotal. Under the single fee, which Airbnb is moving all hosts to, most hosts pay 15.5%, and that cost tends to end up in the nightly rate. The tax is the same either way.
Direct is not automatically cheaper. When the same home is listed in both places, compare the total for the same dates, with cleaning and tax. What changes in protection, support and cancellations is covered in book direct or on Airbnb.
At Orlando Best Place, the final price with cleaning and taxes shows before payment, with no platform fee, and payments are processed by Stripe.
Is staying a bit farther from Disney cheaper?
Sometimes, but not as a rule, so compare. In our measurement of 17 vacation home resorts, the no-traffic drive to the Magic Kingdom parking toll plaza ranges from 12 to 23 minutes. A home’s price also depends on its size, its pool, the community amenities and your dates, not just the distance.
How to use that in your favor:
- Pick two or three resorts with different drive times from the ranking of the closest vacation home resorts to Disney World.
- Compare homes of the same size, on the same dates, by the total.
- If the farther home is cheaper, add up the extra driving. A few more minutes each way turns into hours over several park days.
The list of communities with Orlando Best Place homes is on the resorts page. Once you have dates, the home search shows the final price of each home for your stay.
