Book direct or on Airbnb: what changes?
What changes is who keeps a fee and who fixes problems. On Airbnb, guests pay a 14.1% to 16.5% service fee, or the host pays 15.5% and builds it into the rate. In return you get reviews and dispute resolution. Booking direct has no platform fee and puts you in touch with the local team. Taxes are the same.

Most people shopping for an Orlando vacation home start on Airbnb or Vrbo. Then they notice that many of the same homes have a manager with its own website, and the question comes up: is it worth booking direct? Orlando Best Place, which sells direct bookings, wrote this guide. That is why everything we say about the platforms comes from the rules they publish themselves, checked in October 2026.
Book direct or on Airbnb: what changes in the price?
The platform fee is what changes. Nightly rates, the cleaning fee and lodging tax apply either way. A service fee only shows up when a platform sits in the middle.
| Airbnb | Vrbo | Direct booking | |
|---|---|---|---|
| Service fee | Split fee: the guest pays 14.1% to 16.5% of the subtotal. Single fee: the host pays 15.5% and builds it into the price | The guest pays a percentage of the reservation that varies with the amount | No platform fee at Orlando Best Place. Other companies may charge their own fees |
| Lodging tax | 13.5% in Osceola County, 12% in Polk County | Same | Same |
| Protection | AirCover, with 72 hours to report a problem | VrboCare, with help rebooking another home | The company’s contract and policy, plus a credit card dispute |
| Contact | In-app messages and platform support | In-app messages and platform support | Straight to the local team |

The tax does not change with the channel. Florida charges a 6% state sales tax on any rental of six months or less, plus the county surtax (1.5% in Osceola and 1% in Polk in 2026) and the county Tourist Development Tax (6% in Osceola and 5% in Polk). Kissimmee is in Osceola County. Davenport is in Polk County. Every line item is broken down in what fees and taxes come with an Orlando vacation rental.
How much is the Airbnb service fee in 2026?
It depends on the listing’s fee model, because Airbnb is in the middle of a switch. Under the split fee, most hosts pay 3% and the guest pays 14.1% to 16.5% of the booking subtotal, shown in the price breakdown before you book. Under the single fee, the host pays 15.5% and you see no separate guest fee.
The single fee started with hosts who use property management software, which is typical for professional managers. In 2026, Airbnb told all home hosts they would move to this model and gave hosts outside Europe until September 15, 2026 to adjust their prices. As of October 2026, the help center still says the transition is in progress and the split fee will no longer be available once it ends.
“No guest fee” does not mean no fee. Airbnb’s own example: a host who charged $100 raises the price to $115, the guest sees $115 and the host earns $97. The fee is still there, just inside the nightly rate.
On Vrbo, the service fee is a percentage of the reservation before taxes and refundable fees, and it varies with the amount. Vrbo says the total shown already includes all required fees, and the service fee is refunded if you cancel within the home’s full refund window.
To put numbers on it: on a home with $2,000 in nightly rates and cleaning, Airbnb’s split guest fee adds $282 to $330 before tax. How that fits into a full trip budget is in how much an Orlando vacation rental costs.
Is it safe to rent an Orlando vacation home on Airbnb?
Yes, and protection is the platform’s biggest advantage. AirCover for guests covers a host canceling before check-in, being unable to get in, a dirty or unsafe home, and a listing that is materially different from what you booked, such as fewer bedrooms. Airbnb helps you find a similar place. If none is available, it gives a full or partial refund, service fee included.
The rules have limits:
- Deadline. You must report the issue within 72 hours of discovering it, with photos or video.
- Minor issues are out. Airbnb itself uses a broken toaster as an example of what does not qualify.
- It is not travel insurance. Flight delays and airline problems are not covered.
Vrbo has VrboCare. It applies when you booked and paid on Vrbo, and it helps you find another home if the host cancels or you cannot get in on check-in day. It does not apply to cancellations made more than 90 days before arrival.
Platforms also give you reviews from past guests, an app you already know and mediation when guest and host disagree. On a first trip, that counts for a lot.
One warning: if you found the home on Airbnb, book it on Airbnb. The platform says all reservations must be made there and that bookings arranged outside break its terms. If someone offers a “discount to pay outside,” you lose the protection. That is one of the schemes covered in how to avoid Orlando vacation rental scams.
What does booking direct give you that a platform does not?
Three things: a price without a platform fee, direct contact with the people who run the home and more room to sort out details.
- Price. With no commission in the middle, the manager does not have to build a fee into the rate or charge it to you.
- Contact. You talk to the team that holds the keys, calls the pool tech and knows the community. If the A/C quits at 11 p.m., your request does not go through a middleman.
- Flexibility. Questions about arrival time or the home go straight to whoever decides. What is possible depends on each company, so get anything you agree on in writing.
The trade-off is real too: your protection becomes the company’s policy and your credit card, not a platform. That is why vetting the company matters. To compare policies from managers in the area side by side, see our roundup of Orlando vacation rental companies.
At Orlando Best Place, the final price with cleaning and taxes shows before payment, with no platform fee. Payments are processed by Stripe, and support on WhatsApp runs 24/7 in English, Portuguese and Spanish.
How do you know a direct booking site is legit?
Check five things before you pay. All of them are free, on official or public sites.
- DBPR license. The state agency that licenses lodging in Florida keeps a public database of licensed vacation rentals, refreshed daily, with the address of every unit. Look up the home’s address.
- County tax. Osceola County says it has no contract with Airbnb, Vrbo or any other platform, and that whoever receives the rent remits the tourist tax. In Polk County, individuals and management companies must open a Tourist Development Tax account. Ask whether the company is registered with the county. A quote with no tax at all is a red flag.
- Company on Sunbiz. Florida’s official business registry shows whether the company is active, when it was formed, its address and its officers.
- Secure payment. Pay by credit card on a page of the company’s own site, through a well-known processor. Wire transfers and Zelle to an individual are very hard to get back.
- Phone, address and reviews. Call the number on the site, check that the address exists on Google Maps and read the company’s Google reviews, including the bad ones and how the company replied.
The full walkthrough, with reverse image search and what to do if something goes wrong, is in the scams article linked above.
What about cancellations and hurricanes?
Here a platform is not a guarantee. Airbnb’s Major Disruptive Events Policy treats hurricanes in Florida during hurricane season as foreseeable and does not cover them, unless they trigger another covered event such as a government evacuation order. VrboCare also excludes cancellations due to natural disasters.
On any channel, what counts is that home’s cancellation policy, read before you pay. The differences are in how vacation rental cancellations work in Orlando, including hurricanes. To know what arrival looks like, read how check-in works at an Orlando vacation rental.
So which should you choose?
Choose by the final total and by who will help you, not by the channel.
| If you… | Usually better |
|---|---|
| Want lots of guest reviews and platform mediation | Airbnb or Vrbo |
| Found the home on a platform and could not vet the company | Book on the platform |
| Want the total without a platform fee | Direct booking |
| Want to talk to the local team before and during the trip | Direct booking |
| Found the same home in both places | Compare the total for the same dates, with tax |
In practice: pull up the same home and the same dates on the platform and on the manager’s site, and compare only the total with cleaning and taxes. If direct comes out lower, run the five checks above before you pay. If you cannot vet the company, stay with the platform.
