Airbnb in Orlando: how to choose a vacation home near the parks

Quick answer

Most vacation homes near Disney World sit in gated resort communities in Kissimmee and Davenport, where county zoning allows short-term rentals. Before booking, check the resort name, the drive to the park parking plaza, the beds in each bedroom, whether the pool is private and the home's Florida DBPR vacation rental license.

When people search “Orlando Airbnb near Disney,” they usually want the same thing: a house with a pool, a short drive from the parks, with a bed for everyone. The app is just the channel. What makes or breaks the trip is the home, the resort it sits in and the drive to the parking lot. This guide works for any booking channel and walks through what to check in each listing.

Where are the Airbnbs in Orlando?

Almost all of them are in gated vacation home resorts west and southwest of Disney World, in Kissimmee and Davenport. The City of Orlando does not allow whole-home short-term rentals: since July 1, 2018, only home sharing is permitted, with the resident living on site and present while hosting.

What are the Orlando Airbnb laws?

Each county decides where short-term rentals can operate, and that is why the homes cluster where they do.

  • Osceola County (Kissimmee, ChampionsGate, Reunion). Short-term rentals are allowed only inside the county’s short-term rental overlay map and in the STRPD district (Short Term Rental Planned Development), a zoning category built for vacation home communities. The county’s list of approved communities, revised in May 2022, includes Windsor Hills, Reunion Resort & Club, ChampionsGate, The Cove at Storey Lake, Lucaya Village and parts of Solara.
  • Polk County (Davenport). Every home rented for six months or less needs a Class B Local Business Tax Receipt from the county, which is issued only after the state license is in place.

Florida law bars local governments from banning vacation rentals, but it keeps any local rules adopted on or before June 1, 2011. That is why the map looks the way it does. The full picture by area is in where to stay in Orlando, and what the resort expects from guests (gate, cars, noise, trash) is in the rules at Orlando vacation home resorts.

So if you are searching for an Orlando Airbnb close to Disney, the real question is not the city. It is the resort.

How do you read an Orlando vacation rental listing?

Look for six things. If one is missing, ask before you book.

What to checkWhy it mattersHow to check
Resort nameIt sets the clubhouse, the gate, the rules and whether short-term rentals are allowed thereAsk for it and see if it is on Osceola’s approved list or in Polk
Drive to the park parking plaza“Minutes from Disney” does not say how manyMap the route from the resort gate to the parking toll plaza at the hour you plan to leave
Bedrooms and bedsOn Airbnb, a bunk bed counts as 2 beds; couches, air mattresses, floor mattresses, cribs and toddler beds do not count at allOpen “Where you’ll sleep” and match each person to a bed
Pool“Pool” can mean the home’s private pool or the resort clubhouse poolLook for a photo of the screened pool behind the house
Pool heatOften an add-on, charged per dayAsk the price and how it is paid before you book
State licenseA home without a DBPR license cannot legally operate as a vacation rentalAsk for the number and look it up in the DBPR public database

Drive time to the parking plaza

Measure to the parking plaza, not to the park. On October 6, 2026, we timed the traffic-free drive from 17 resorts to the Magic Kingdom parking toll plaza: it ranged from 12 to 23 minutes. And the toll plaza is not the gate. At Magic Kingdom, the parking tram takes you to the Transportation and Ticket Center, not to the park entrance. The full ranking is in which vacation home resorts are closest to Disney World.

One Airbnb detail matters here. Before you book, the map shows either a pin or a shaded circle around the general area, and the street number is shared only after the reservation is confirmed. That makes the resort name more useful than the dot on the map. Once you know it, you know where the drive starts.

Bedrooms, beds and who sleeps where

Count people per bed, not per bedroom. A “5 bedroom, sleeps 12” home might have one room with two bunk beds, which Airbnb shows as 4 beds. Great for four kids. Not so great for four adults. Sofa beds and extra mattresses show up in the sleeping list but not in the bed count.

Private pool and heated pool

In Orlando, “home with a pool” usually means a private screened pool out back. But some townhouse and resort condo listings point to the clubhouse pool, shared with the whole community. Check the photos.

Heat is a separate question. Many homes charge for it by the day, on top of the nightly rate. Airbnb says every mandatory charge has to be in the price breakdown at checkout, and that payment for optional amenities should go through Airbnb’s Resolution Center. What heat costs and which months need it is in how much it costs to heat a pool in Orlando.

How do you check a Florida vacation rental license?

Ask for the DBPR license number and look up the address in the state’s public database. Under section 509.013 of the Florida Statutes, a home rented more than three times a year for less than 30 days in a row, or advertised that way, is a public lodging establishment and needs a license from the Division of Hotels and Restaurants.

The DBPR keeps a database of licensed vacation rentals, refreshed daily, with each unit’s address. You can also search a license by holder name or number. Two things to know:

  • The name may not match the host. The DBPR issues collective licenses to a licensed agent who manages up to 75 homes at different addresses. The license can be in a management company’s name.
  • On Airbnb, the street number comes after booking. Ask the host for the license number first. A legitimate operator will share it without fuss.

What are the red flags in an Orlando rental listing?

The big ones are a price far below the rest of the resort, a request to pay outside the platform, and pushback when you ask for the resort, address or license. Airbnb says paying and messaging on Airbnb is what keeps guests covered by its safeguards, and that requests for wire transfers, bank transfers or cashier’s checks are common fraud signals.

Others to watch for:

  • A whole house advertised for short stays in an ordinary residential neighborhood inside Orlando city limits.
  • A resort that is not on Osceola’s list and is not in Polk.
  • Pressure to book now (“another family is about to take it”).
  • Photos that show up in a different listing with a different name and price.

The step-by-step for checking the company, the photos and the payment method is in how to avoid Orlando vacation rental scams.

Can the same home be on Airbnb and on a management company’s site?

Yes, and it happens a lot. Many homes in the Kissimmee and Davenport resorts are run by local management companies that list the same house on several channels. Airbnb itself explains how hosts who also take guests through other sites, such as Vrbo and Booking.com, sync their calendars so the same night is not sold twice. The automatic update runs every 3 hours.

Many of those companies also take direct bookings on their own websites. The house is the same. What changes is who stands between you and the local team:

  • On the platform, you get reviews from past guests, mediation and Airbnb’s protections, and the platform’s service fee is part of the price.
  • Booking direct, there is no platform fee and you deal with the people who hold the keys. Your protection becomes the company’s policy and your credit card.

Neither path is right for everyone. How price, protection and cancellations differ is covered in book direct or on Airbnb. If you book direct, vet the company as carefully as the house.

In practice: before comparing prices, ask the host for three things: the resort name, the DBPR license number and the bed list for each bedroom. With the resort name, map the drive to the parking plaza of the park you will visit most. If the same home shows up on another channel, compare the total for the same dates, with cleaning and taxes.
